Beware of Acute Property Management and all properties they own in Denver, CO. They epitomize the word slum lords. The owner, Andrew Wilkin, buys apartments and fixes them up aesthetically, then hires his "buddies" to lease and maintain them. So beware, you are dealing with amateurs that don't care about renters rights in Colorado or your personal comfort. 1. It took a week to clean my apartment after I moved in May 2009, and by clean I mean the carpet in the bedroom. I cleaned everything else. 2. The next month I found out via post on my door that the place had a bed bug infestation from before I moved in, something that was not "mentioned" when I signed my lease. (Check the back of the apartment and see all the thrown out mattresses if you don't believe me). The notice stated I had two working days to "clean" my apartment in preparation for spraying (I only did it once and it took me ALL DAY and basically consisted of me moving every piece of furniture away from the walls and wrapping all personal items with plastic so as to not get cancer causing poisons all over my personal belongings). 3. In addition, I was informed that they would be spraying every month for the next 9 months, meaning I would have to do the whole thing over, every month, till they said stop. If you said no, they would evict you. I said no via allergies. I only got 3 more notices, sporadically, and they never sprayed again in my place. My neighbor across the hall on the second floor/middle studio just moved out (NOV 2009) b/c the bugs were so bad! I only got bit twice and only found one bug, already dead. But it's still a constant worry. Will this be the night the bugs take over my place??? 4. My dishwasher broke every other time I used it, and "management" would not replace it. It flooded the kitchen twice and has currently been broken for OVER A MONTH. I have no hot water in my kitchen sink since they turned the hot water heat on, so I CAN NOT WASH MY DISHES at all. I have written countless emails and called. They no longer answer my phone calls...straight to voice mail. I physically showed both plumbers (friend of theirs named Nick and pal), and the leasing agent my plumbing issues and 28 days later, guess what, no one has come back to fix it. I am contacting Better Business Bureau over that 5. My heat stopped working about a week before our first major snow storm (NOV 21 2009). I informed the office via calls and emails. It took them TWO WEEKS to get my heat back on and I stayed at my boyfriends house because it was 50 degrees in my apartment. When they finally "fixed" the problem (the second attempt, I might add), all they had to do was bleed out the trapped air in the pipes to allow the hot water through, taking all of FIVE MINUTES. Please research ACT OF HABITABILITY, COLORADO 2008. 6. The air conditioner/fan does not cool this apartment at all during the hot summer months and leaks water if it rains, whether or not it is on. I informed management that this could start an electrical fire. Nothing was ever done, and the water that leaked in this summer has started to warp the lovely wood floors! 7. The hot water is touch and go in the shower. I do the jumpy dance, "too hot, oh no, too cold, on ahhhh, TOO hot!!!" every time I take a shower. It stopped working once for three straight, stinky days. Not fun 8. And this is just my place. We have had a flooding downstairs from broken pipes (waiting too long to turn the heat on, I’m sure), a gas leak, MICE and countless other disasters since I moved in, some of which are addressed promptly, some which are eventually addressed and some, like mine, well, never at all. 9. I have lived here since May 2009. I just put in my 30 day notice Nov 2nd. My apartment was listed for rent on craigslist Oct 21st (the day my heat stopped working). ???? yeah, me too. 10. The other tenets (nice enough people) smoke inside, so the halls reek of smoke. This is a nasty smelling place. I bought a draft blocker for my front door to block out the smell. Otherwise, everyone is pretty nice, which is the worst part. All these nice people getting the worst service from these bum landlords. I am getting my butt out of this place and fast. DO NOT MOVE IN. This was the cutest little 650 sq ft apartment EVER, in a very convenient neighbor hood. It had a balcony, wood floors, charm, a great sticker price, everything I was looking for in my very own apartment . It has become, however, my living nightmare. I loved this apartment and actually cried when I made the decision to move out. But I could simple take no more. SO RUN, RUN, RUN!!!! You have been warned And Acute, if I don’t see my entire deposit back, I will see you in court.
